Four steps that take an Oceanport commercial flat roof from active leak to flood-tested sign-off.
01
Membrane Diagnosis
Infrared imaging of the flat-roof surface highlights wet insulation under the membrane. Core sample at suspect zones identifies whether you have TPO, EPDM, PVC, modified bitumen, or BUR. All five membranes are common across Monmouth Park Corporate Center and the Pier Village mixed-use footprint.
02
Written Scope and Material Match
Membrane sourced from NJ-stocked suppliers to match: same chemistry, same thickness, same color. Parapet flashing rebuild plan documented. Range pricing written before any heat gun fires up, formatted for your facility manager or insurance adjuster.
03
Repair Execution
Same-day active-leak patches stop interior damage. Multi-area or seam-rebuild work runs 2-4 days. TPO gets heat-welded seams; EPDM gets primer-and-adhesive; ponding-water drains get re-flashed with proper slope into the existing system.
04
Flood Test and Sign-Off
Controlled hose flood across repaired seams and drains. You watch the flood test and confirm the dry interior. Photo close-out for your records, your facility manager, or your insurance adjuster, whoever signs the invoice.
